When a Garland roof leak starts to rot your roof's decking, Call 877-772-7581
Roof leaks usually occur from several specific areas:
valleys: where water accumulates most when it rains
seams and seals: around chimneys, vents, skylights and such
edges and soffit: where your roof joins to your house

We've also seen many cases where roof leaks are caused by improperly installed attic ventilation (whirley bird vents, attic vents, gable vents, ridgeline vents, and more modern vents too).

Bottom line: if you have a leak you need to get it repaired immediately. There may be more damage being done than you know. And by the time it get's to where you notice it on the inside of your home, damage can be done to the structure of your house.

So call our local Garland roofing contractors at 877-772-7581.

Garland Roofing - Contractor Service Company

Posted by DFW Home Service - Roofing, Fencing |

When it comes to your home's roof, you want to ensure it is properly protecting your house. Our Garland roofing contractors are local to North Dallas, quick to respond to repair and roof replacement needs.

In this part of Dallas we have both very dry and hot weather that can bake and deteriorate the shingles on your roof. And this weather is punctuated by heavy rainstorms that can dump a lot of water, and even hail, in a brief period of time. This extreme kind of weather makes it especially important to care for your whole home by caring for your house' roof. If you need Garland roofing service, simply call 877-772-7581.

Let me give you 3 quick Garland Roofing specifics:

TAR PAPER: the tar paper under your shingles is designed to help waterproof your roof, if water gets through your shingles, this is at least SOME barrier (a thin and flimsy barrier) to keep it from getting through your roof's decking. Your tar paper is not perfect and it is filled with holes - even when installed correctly - hole from the nails, nailing it to your decking, as well as holes from the shingles above it If your shingles are doing their job right, you won't need to rely on the tar paper to fully protect your home from moisture and rain.

The problem: the tar (aka asphalt and thick crude oil) can dry out and get brittle from the very Hot Texas Sun. The tar paper then breaks and cracks, letting moisture through to your home. All in all, what this means to you as a homeowner, is that the reality is that your tar paper tends to deteriorate faster in the Dallas heat, not lasting as long as the manufacturer's warranty claims it will last.

SHINGLES: the hot Summer Garland heat and sun also dries and deteriorates all kinds of shingles, making them brittle, cracking, falling apart and letting water into your house over time. The cycles of moisture alternating with intense heat makes this process worse - happening faster, than in milder climates. Just like your tar paper, the heat will deteriorate your asphalt-and-fiberblass shingles (the main kind used in Texas), drying them out (just like it deteriorates and cracks your skin after decades in the sun, removing your oils)

CAULK: again, the weather is the enemy of your roof and that includes the sealants and caulking. The heat/moisture cycles cause the caulk to expand and contract to a high degree. As your roofing caulking dries out, it get more brittle. But to make matters worse, because it is also expanding and contracting due to temperature changes, as it becomes brittle and stiff, cracks DO appear.

This is the exact reason why roofing leaks often appear around joints in the roof -- where your chimney connects, or where a vent or skylight attaches to your roof. Knowing this, we OVER-caulk and use the highest-quality sealants. Knowing every caulk and seal will deteriorate over time, we want to give you the longest possible maintenance-free enjoyment of your home's roof.

Let us treat your roof right. Whether you need a roof leak repairs or need your roof replaced from age or hail damage, trust us as your local advocate and put us on your roof.

In Garland and Richardson, Texas, Asphalt Roofing Shingles are a popular choice. There's a good reason to choose asphalt roof shingles for your home's roof!

Here are the main advantages of asphalt shingles for your Garland Roof are: cost, look and installation.

Asphalt Shingles Are Low Maintenance
While other materials require regular maintenance to keep their appearance, Asphalt roofing shingles will continue looking good with no maintenance. Plus, they can easily be repaired if they happen to become damaged.

At Garland Residential Roofing, we use algae-resisitant shingles for most homes, for even lower maintenance. Metal roofs can rust, slate roofing can crack, shatter or flake away, but the common Asphalt roofing shingle will let you focus on living, not on worrying about your home's roof.

Asphalt Shingles Are Quick to Install
Another advantage of asphalt roof shingles is installation. They are the easiest type of roofing material to install. That's because there is less to go wrong - no complicated tiles to cut or metal to bend and so forth.

Other types of shingles require special tools and have to be installed by professionals. The flexibility and sturdiness of an Asphalt shingle on your Garland or Richardson home means they are compatible with many roof designs.

Asphalt Shingles Look Good
Your Asphalt shingles come in a wide variety of textures and colors – plenty to match your homes style and decor. Also, asphalt roof shingles can be manufactured to look like more expensive, natural materials - these are called "architectural shingles". You can have a roof that looks like cedar shakes, slate, tile, or wood. This will give you the advantage of the more expensive look, while retaining the performance benefits of asphalt roof shingles.

Asphalt Shingles Save Money
A big advantage of asphalt roof shingles is their lower cost. They can efficiently be manufactured in high volumes here in the Texas area, so are relatively inexpensive to produce. The installation cost of asphalt roof shingles is also relatively inexpensive compared to other materials.

A few minutes outside on a local winter’s day is enough to make anyone want to escape the frigged outdoors, and hang out inside where it’s warm and safe. However, if your roof isn’t cared for properly, your home might not be the cozy sanctuary you thought it was.

What Your House Will Tell You About Its Faulty Roof
There are a few physical signs you might notice around your home, indicating that your roof might buckle. Obviously, if one of these things happens it doesn’t mean your roof is going to cave in, but if you start noticing several of these things, it might be time to call your local Garland roofing contractor.
    •    Your roof is sagging
    •    There are cracked or split wood members
    •    Your home's doors pop open by themselves
    •    Doors and windows are difficult to open
    •    You hear frequent creaking or popping sounds from your house
    •    There are bowed utility pipes or conduit attached at ceiling
    •    New or expanding ceiling and wall cracks

The 30 lb Rule

If your roof was built with modern building codes, they should be able to handle snow pile ups just fine, unless the weight exceeds 30 lbs per square foot. Older buildings might not be able to even withstand this amount of pressure.

“Dead load”
Whether it’s snow, water, leaves or additional HVAC equipment, the more weight that your roof has to support, the more likely it is to collapse. You don’t have much time to consult a Garland roofing professional before a big storm.

Drains and Downspouts Care Tips
These roof areas can easily become frozen, causing rainwater or melting snow to be unable to adequately drain from the roof. leaves can clog your gutters, also preventing the proper draining of water's weight off of your roof. Proper maintenance of your drains will help prevent your roof from collapsing or leaking.

If you haven’t been pro-active about winter roof care from the start, and you’ve noticed some of the signs above, then call us at 877-772-7581! We’re some of the best roofers in Garland and Richardson – roofing contractors you can trust!

Garland Roofing Contractor
As a favored Garland Roofing Contractor, we know that to the average person, a shingle is a shingle.  It’s simply something that goes on a roof for added protection.

In reality, there are several different types of shingles, each one uniquely fitting for a particular building situation.  If you are looking to replace your roof, here is a brief overview so you can choose the best roofing shingle for your Garland or Richardson, Texas house.

Garland Asphalt Shingle Roofing
    •    very popular since the 1950’s
    •    lightweight and inexpensive
    •    made by permeating a fiber material with asphalt
    •    relatively fireproof
    •    contains copper or zinc that fight algae growth
    •    provides quality wind protection
    •    20+ year lifespan

Garland Architectural Shingle Roofing
    •    thicker than asphalt shingles
    •    look more refined than asphalt shingles
    •    resist algae growth
    •    sometimes resemble natural materials like slate or wood
    •    not as prone to insect damage
    •    fire resistant
    •    last up to 50 years

Garland Wood Shingle Roofing
   •    usually made from cedar or pressure-treated pine
    •    smooth and uniform in appearance
    •    last 30-50 years
    •    cost more than asphalt shingles

Home Look and Resell Value - Roofing Tip
Chances are that your home, in Garland or Richardson Texas, currently has 3-tab shingles. As the name describes the shingle configuration leaves 12” wide tabs exposed with 1/4” slot lines or rain groves. Though definitely functional, the 3-tab shingle has lost much of its popularity due to the introduction of the architectural (or dimensional) shingle.

Architectural shingles are modeled after the look of wooden cedar shake shingles without the fire hazard, insect problems, rotting, and expense of a wooden shingle. Architectural shingles can also look like slate and mimic the appearance other materials.

An architectural shingle can increase the curb appeal and re-sale value of your home. Other advantages include heavier weight and thicker (reducing blow-offs), less potential for curling, and they have a textured uneven look for a clean appearance when applied over badly deteriorated roofing.

Shingles and Roof Pitch
The slope of the roof is a factor in deciding which shingles are right when re-roofing your home.  Asphalt shingles are the most adequate shingle for a medium slope roof, because they handle moisture well – anywhere from a 4/12" pitch (mild slope) to a 12/12" pitch (extreme slope).  Wood shingles are usually only used for steeper pitches (taller roofs where water runs off faster) as they are more prone to leakage.

Your roofing shingle selection, along with any other questions about Garland Roofing can be answered by your local roofing contractor -- www.GarlandResidentialRoofing.com or by calling for a FREE ROOFING QUOTE at 877-773-7581.

Often people call in trying to get a Garland roof estimate over the phone. While we can appreciate a homeowner trying to make it quick and simple, this isn’t the right way. The fact is, we can’t, and no one else either should claim to give you a proper estimate without fully inspecting your home's roof in person and any condition problems that could lead to a roof leak.

Image this Scenario
Would you expect a plumber to guess what’s wrong with your plumbing without looking at any pipes? How about an appliance repairman to fix the dishwasher from the living room? How confident would you feel in a mechanic who diagnoses the problem with your car from across the parking lot?

Roofing Contractor Red Flag
As bad as all these examples sound, homeowners accept their equivalent all the time! When a roofing company sends a roofing contractor out to provide an estimate, some disreputable roofers will look up at the roof, talk to the homeowner and provide a price quote. Without stepping foot on the roof, it’s very unlikely that they’re able to provide an accurate quote.

Each home is different. There are different things on your roof that provide function to your home that must be accounted for. In addition there are many different types of shingles that you can put on your roof. If you haven’t put a roof on a home in the last few years, you’ll be pleasantly surprised at how many material options there are today and the different performances they are able to provide.

Just like tiling your kitchen is measured in tile and square footage, so too the cost dependent on roofing a home is dependent on square footage and an industry measurement known as a “roofing square.”
Whenever you’re having a roof replacement (or even a roof repair) done make sure that the roofers take the time to really examine your roof before providing their quote. You’ll end up with a more detailed estimate for the work involved, and will have the confidence that this roofing company will provide the best quality of roof possible for the money.

As a local Garland roofing contractor we can help you go Green and save on your cooling / heating bills with radiant barrier roofing. Radiant barriers are installed in homes primarily to reduce summer heat gain, which helps lower cooling costs.

Our radiant barriers consist of a highly reflective material that reflects (or more technically, re-emits) radiant heat rather than absorbing it. They don't, however, reduce heat conduction like thermal insulation materials.

How Radiant Barrier Works
Heat travels from a warm area to a cool area by a combination of conduction, convection, and radiation. Heat flows by conduction from a hotter location within a material or assembly to a colder location. Radiant heat travels in a straight line away from any surface and heats anything solid that absorbs the incident energy.

When the sun heats your home's roof, it's primarily the sun's radiant energy that makes the roof hot. A large portion of this heat travels by conduction through the roofing materials to the attic side of the roof. The hot roof material then radiates its gained heat energy onto the cooler attic surfaces, including the air ducts and the attic floor. A radiant barrier reduces the radiant heat transfer from the underside of the roof to the other surfaces in the attic.

Radiant barriers are most effective in hot Texas climates, especially when cooling air ducts are located in the attic. Some studies show that radiant barriers can lower cooling costs between 5%–10% when used in a warm, sunny climate like Garland and Richardson. The reduced heat gain may even allow for a smaller air conditioning system. But in cool climates, it's usually more cost effective to install more than the minimum recommended level of insulation rather than a radiant barrier.

Types of Radiant Barriers
Radiant barriers come in a variety of forms, including reflective foil, reflective metal roof shingles, reflective laminated roof sheathing, and even reflective chips, which can be applied over loose-fill insulation. The reflective material, usually aluminum, is applied to one or both sides of a number of substrate materials. Substrate materials include craft paper, plastic films, cardboard, oriented strand board, and air infiltration barrier material. Some products are fiber-reinforced to increase the durability and ease of handling.

Also, radiant barriers can be combined with many types of standard home insulation materials. These combinations are called reflective insulation systems. In these combinations, radiant barriers can also act as the insulation's facing material.
